TrueFocus Automation, a provider of robotic process automation (RPA) and AI-powered automation solutions for title and mortgage companies nationwide, has introduced an automated quality control and fraud-screening tool for title search packages.
Called Title Lens™, the tool reviews title search packages and mortgage document sets before a file moves to underwriting or closing. Each package is evaluated against 20 quality control and fraud criteria, and processing typically takes one to two minutes per package.
Among its checks, the company reported Title Lens™ examines each chain of title for ownership breaks and unusually rapid transfers. It also flags open or missing liens along with delinquent taxes, and it confirms that parcel numbers and legal descriptions are consistent from one recorded document to the next. Every flag comes with a plain-English explanation, and the tool produces a prioritized underwriting summary showing which files passed and which need a closer look.
“Title examiners spend a lot of time reading files that turn out to be clean. Time that could be more productively spent on more complex files,” said Jimmy Lewis, co-founder and CEO of TrueFocus Automation. “With fraud schemes becoming more sophisticated, title firms have told us they want every file looked at with the same level of scrutiny. Title Lens™ handles that first pass, and may even help agencies catch problems earlier in the process, when they tend to be easier and less expensive to resolve.”
